Why move from a back boiler to a combi?
- Efficiency and safety: Back boilers are open‑flued and draw air from the room, which is less efficient and less safe than modern, room‑sealed condensing boilers. Parts are increasingly scarce.
- Space: A combi frees up the hot water cylinder and loft tanks. In a 1930s semi, that often means you regain the airing cupboard; in ex‑council houses, you may reclaim a box room or landing space.
- Hot water performance: A well‑sized combi delivers hot water on demand without stored cylinders. Great for smaller households or where space is tight.

What the initial survey checks

The scope of a back boiler to combi conversion

- The old boiler is disconnected and removed where accessible, or left safely in situ if it cannot be removed without structural work, with the appliance made permanently inoperable.

- Loft installs: Practical if your loft has a fixed ladder, boarded walkway, lighting and a guard rail. If not, choose a cupboard or kitchen wall for safety and service access.
- Flue siting on terraces and semis: We check boundary distances and windows; sometimes a plume kit deflects steam away from neighbours’ paths or patios.
How long and how disruptive?
A conversion is typically completed within a few days, subject to the property and any remedial work. You’ll have periods without water and heating; we plan these to be as short as possible. Expect dust from fireplace work; soft furnishings should be covered. If plastering is needed around the old fire opening, allow drying time before decorating.
Choosing the right combi
- Hot water demand: Pick a boiler with a flow rate that matches your usage. If you run one shower at a time and do the washing up, that’s different to two showers going together.
- Modulation and efficiency: A boiler that turns down low helps comfort and efficiency in milder weather.
